Commercial Subdivision Granted Preliminary Approval
The preliminary plat for a commercial subdivision at North Detroit Street (SR 15) and CR 300 North was approved by the Warsaw Plan Commission Monday night and will mean more retail business for the city.
Land surveyor John Kimpel presented the plan noting Escalade Park will, to start, be a one lot commercial subdivision on land currently owned by the Petro family. According to the preliminary plans, the only access to the subdivision will be on CR 300 North immediately across from the eastern entrance to Kohl’s. The subdivision includes 1.02 acres of land along North Detroit Street.
Kimpel said no particular retail stores or restaurants have been identified to occupy the first lot, which is .62 acres. The remaining acreage would be divided as per the commercial occupants requests.
The current plan for Escalade Park shows a cul de sac type development. Entrance off of CR 300 North will include a center turn lane for both east and westbound traffic. While the preliminary plan was approved, the design and final plat plans showing utilities and all land and street specs will have to be approved by the Warsaw Common Council.
