BZA Allows Expansion Of Gravel Company Operations
WARSAW — During the regular monthly meeting of the Kosciusko County Board of Zoning Appeals Tuesday, July 11, in Warsaw, Elkhart County Gravel was given approval to expand its operations.
The gravel company wants to expand its operations into an adjacent 138-acre tract of ground on CR 200W at the intersection with CR 400N in Prairie Township. Approval was given with conditions attached.
Matt Sandy, assistant planning director for the county, noted Elkhart County Gravel had been given approval previously for other petitions and much of the conditions previously attached were rolled over into the most recent approval. Those conditions include fencing around the boundary of the gravel operations, a buffer area located at least 200 feet away if adjacent to a residence and 100 feet away from a road, a mound within the buffer area at least 20 feet high, controlled drainage, all access off the existing 300 North driveway and reclamation of the pit once the operation is completed.
Other agenda items included:
• Speedway was granted approval to divide off a little more than 4 acres off its property located on SR 13 at the intersection with US 30 in Pierceton. Conditions to the approval include cross easements for drainage and no access off CR 200S.
• Will Sparkman was granted an exception to change and alter previously granted exceptions by adding personal property auctions on Industrial Drive, north of CR 400S in Wayne Township.
• The Victoria Lebherz Trust was granted a variance to allow second story residence quarters on the north side of Willis Park, northeast of Dixie Drive in Tippecanoe Township. As a condition to approval, the quarters must be used for overflow guests only.
• Larry and Bernice Kovar were given a 90-day approval to place a shed a little more than 11 feet from the right of way until a new home is placed on the property on EMS B7 Lane, north of EMS B8 Lane in Tippecanoe Township.
• James Shrock was granted a variance to allow a residence accessory to remain as placed on EMS T34D1 Lane, east of EMS T34D Lane in Plain Township. There was a $1,000 settlement attached to the approval.
• Edd Allen was granted an exception to allow construction of a modular residence pole barn on a tract with a pre-existing non-conforming mobile home park on CR 1050N, east of Turkey Creek Road in Turkey Creek Township.
• Theodore Woolums’ petition to permit construction of a new residence on EMS B4 Lane in Tippecanoe Township was tabled until the August meeting. Woolums may decide to have a garage built instead.
