Syracuse BZA Approves Two Variances
SYRACUSE — A request for a variance for CVS was approved at the regular meeting of the Syracuse Board of Zoning Appeals Thursday, Oct. 19.
The engineering firm, Foresite Group, requested the petition for a variance. It wants to allow 64 parking spaces, where the property was previously approved for 67 spaces, per a previous case in 2005.
The property is located at 308 S. Huntington St. and is the site of CVS Pharmacy. The petition is to reduce the amount of parking spots to 64 instead of 67 spaces, due to Americans with Disabilities Act accessibility requirements.
“We just need a reduction in parking,” said Wes Trash of Foresite Group. “We are just losing one parking space.” The case was approved 3-0.
Three other variances were heard at the meeting.
Esther Fleener’s petition for a variance was approved. She wishes to allow the construction of a residential addition, by raising a portion of the roof adding cubic content, 3 feet from the side property line. The property is located at 913 S. Lake Drive in Oakwood.
Under an ordinance, the petitioner must have BZA approval since it’s a non-conforming use. Fleener’s petition was approved 3-0.
Perry Glancy’s petition for a variance was tabled until November. Glancy wants to allow a shed to be relocated to 0 feet from a north side property line and 19.7 feet from the road right of way. The property is located at 806 S. Lakeside Drive.
David Clevenger’s petition for a variance was tabled until the next meeting. He wants to allow the construction of a residence accessory building 2 feet from the road’s right of way. He wants to build a detached 22 feet by 26 feet garage. His son is in a wheelchair and he needs easier access to the house via a garage.
The property is located at 312 E. Medusa St. Various footage was discussed with most board members stating 2 feet wasn’t reasonable. Wawasee Property Owners Association said in a letter 15 feet would be better. Randy Cox, a board member, said “I think 15 feet is reasonable.”
The petition was tabled until the next meeting at 6 p.m. Nov. 16, at Syracuse Town Hall.
