WARSAW – The city Plan Commission on Monday, May 9, approved the final plat for a residential subdivision to the north and east of Menards that’s being developed as a planned unit development.
The plan commission already gave initial approval for the use of a PUD for the project which is being developed by Menards Inc.
Monday’s motion was approved 8-0.
Slightly more than 30 acres will be developed into 91 lots with a mix of single-family homes that offer either attached or detached garages.
More than 10,000-square-feet has been set aside for a neighborhood park.
City Planner Justin Taylor said the petitioner will need to submit bonds for any outstanding public infrastructure.
There are also a couple of small environmental issues that needed to be cleared up with the city’s stormwater pollution prevention plan.
Planned unit developments allow for more dense developments.
PUDs are designed to create environments of “stable and desirable character,” and must provide provisions for recreation space, according to city paperwork provided with the case.
