Syracuse BZA Approves Four Cases
SYRACUSE — Three variances and one exception were approved at the regular meeting of the Syracuse Board of Zoning Appeals Thursday, April 21.
Shane Oberholzer’s petition for a variance to allow three commercial uses on one tract was approved. He wants the site to be able to have watercraft sales and seasonal fruit and vegetable sales. Also, overflow parking for the adjacent business to the north was approved.
The property is located at 600 S. Huntington St. and is the site of Bales Butcher Shop.
The case was tabled last month, so the petitioner could devise a new site plan. The tract is a busy intersection with heavy traffic at times.
Oberholzer’s petition was approved with certain conditions. The fruit and vegetable stand is to be no bigger than 10 feet by 20 feet. Parking will be delineated with rubber bumpers. The petitioner is to also advise customers of the no parking signs that will be installed on certain parts of the site. This is to relieve congestion from traffic.
The petition also addressed visibility and safety concerns. There is also to be no display of merchandise within 20 feet of the intersection. The site is also used for watercraft sales by Protech Marine.
The board will allow the petitioned site to have up to six feather banners for six months and only for one year.
Oberholzer’s petition for an exception to allow a change and alteration to a previously approved case by allowing an alternative site plan layout was approved. The exception has basically the same conditions as the variance.
Devon Miller’s petition for a variance was approved. He wants to allow enclosed stairs 3.7 feet from the property line and 19 feet from the right of way to remain as constructed without a permit.
The property is located at 599 E. Lake View Road.
The board approved the variance with certain stipulations. After the board approved the petition 5-0, the contractor objected to the approval and the board withdrew its original motion. After discussion, the board finally approved the petition with the condition the deed states that the property is not be used as a duplex or rental. The board will allow the enclosed stairs but no outside entrance. The stairs are to be used to access the house’s interior only and are only to be used as a single-family home. Miller must get a county permit, however, to do the work.
David Thwaits’ petition for a variance was approved. He wants to allow decking to remain as constructed at 22 feet, 8 inches from the water’s edge. The property is located at 400 E. John St.
