Hearing Reset, Pending Code Compliance
WARSAW — The City of Warsaw Department of Code Enforcement has postponed a meeting pending code compliance by the new owner following a brief hearing this afternoon, Monday, June 20.
The city of Warsaw earlier filed a demolition order for a property at 1017 E. Fort Wayne St., Warsaw, which is not up to city or state code. Property owner Sherri Dalrymple, Shafer Rentals LLC, came before the board to appeal the order and to present her plan for the property.
Dalrymple submitted detailed charts to Hearing Officer Larry Clifford outlining stages of renovation for four rental units inside the house. Each unit, she said, would be renovated, brought up to code and rented out before work began on the next one.
Things like concrete work, windows and other “common areas” would be completed before work began on the apartments. Clifford asked Jeremy Skinner how much demolition would cost. Skinner replied it would be around $13,250. Clifford later asked Dalrymple how much she estimates it will take to bring the property up to code. She responded with a rough estimate of around $30,000.
Clifford listed some additional changes Dalrymple may or may not need to make to the property, such as crash bars on certain doors or exit signs. He also asked if she knew the potential extra costs this would bring, to which she said, “whatever there is, we’ll comply.”
Clifford agreed to hold off on a final decision until the property passes inspection by the Department of Code Enforcement. The department also plans to complete a site inspection this afternoon.
The hearing is set for 1:30 p.m. Aug. 15, giving Dalrymple time to bring the property up to code. At that time, he will reevaluate the situation. The stipulation is, the property must show significant progress. Areas of compliance include things like repairs to concrete steps in the back, new windows installed, work done to the roof and heating and cooling requirements for a multi-unit dwelling.
