Warsaw Redevelopment Commission Approves Major Housing Projects Including At Former Owen’s Site

WARSAW — Warsaw Redevelopment Commission approved two major housing projects at its Monday, June 5 meeting, including one at the site of the former downtown Owen’s.
Regarding the former Owen’s site, the commission approved an economic development agreement with AP Millworks LLC and AP Development LLC for the Millworks project, an 85-unit housing development.
It will consist of mainly one to two bedroom options with a few three bedroom units located on the corners. This development will target young adult professionals working in Warsaw. Kosciusko Economic Development Corp. Project Director, Terry Sweeney, added out of the seven proposals that bid for this project, AP Millworks set themselves apart with the way they handled their business and the ideas they presented. Commission member and Warsaw City Councilman Mike Klondaris made it a point to thank the developers involved for “believing in our community.”
The second approval was on the Petro Road extension that has the Warsaw Redevelopment Commission partnering with Property Management and Maintenance LLC. Burke Richeson, of RE Consultants, representing Property Management and Maintenance, spoke of how the partnership is mutually beneficial for both the city and his client.
The alliance allows for an extension to Tippe River Downs housing development to be completed at a much quicker pace. With the redevelopment commission’s help completing the road, Property Management and Maintenance will be able to begin building the units in the fall and finish in one to one and half years afterward. The commission will also proceed with a memorandum of understanding for the project.
This extension of Tippe River Downs will include 72 units of three bedrooms and two baths with 72 garage bays. Prices will range from $1,500-$2,000 with the potential for furnished short-term housing as well for a slight price increase beyond the quoted numbers.
Other business completed at the meeting included finalizing the northern and southern residential TIF expansions.
